Are there any marketplaces to sell or buy second-hand items?

Yes, there are several WhatsApp and Facebook groups dedicated to buying and selling second-hand items.

  • Some residents who are moving out or have many items to sell also hold garage sales and post details in these groups.
  • Make sure to only list items in the dedicated groups and follow the group rules—otherwise, your post may be deleted, and you could be banned.

I have no hot water.

Villa's have both Solar Water Heater and also an immersion heater inside the hot water tank which is located on the roof. Often the immersion heater fails and needs replacing. This doesn't require replacing the whole tank, just the heater inside. Please refer to the business page for list of local maintenance contractors who can assist.

I have no water.

If you’re experiencing low or no water flow, follow these steps to help identify the issue:

Step 1: Check DEWA Supply

  • Go to the tap in your garage—this tap is directly connected to DEWA’s supply.
  • If no water comes out, there may be a DEWA outage or issue. Call DEWA to report the problem.

Step 2: Check Your Pump

If water is coming out of the garage tap, but not inside your home, your pump may not be working.

Your pump should turn on shortly after opening a tap inside your house. If it doesn’t, follow these checks before calling a plumber:

1️⃣ Turn the pump off and then back on.

  • Does it start pumping and then stop?
  • Does it not work at all?

2️⃣ If the pump runs briefly and then stops, it could be a pressure issue. Check if your water tank has enough water:

  • Lift the manhole cover in your garage to inspect the water level.
  • If the tank is empty, the stopcock might be stuck and preventing it from refilling.

3️⃣ If the pump doesn’t turn on at all, it’s likely a mechanical or electrical issue. Please call a plumber to diagnose and fix the problem.

Temporary Solution: Bypass the Pump

If your pump isn’t working, you can bypass the tank and pump to connect directly to DEWA’s supply. This should restore water, but at lower pressure.

My AC smells.

This is often caused by the exhaust vents on the roof not being high enough and smells being pulled back into the house. Check the roof to ensure they are high enough. Alternatively, the smell may be caused by drains and in this case we recommend calling a maintenance company to clean your drains.

My Gas is not working.

There are several places where the gas supply can be disrupted, 1. In the kitchen where there is a gas leak detector which may need resetting. 2. There is also a switch beside the kitchen for turning the gas on & off. 3. Finally, outside the front door there is a gas meter which also has a reset button on it.

My internet is not working

If you're experiencing internet issues, follow these steps:

  1. Check if it's a specific service issue

    • If only one service (e.g., WhatsApp) is not working, visit Downdetector to check for outages.
  2. Check your Wi-Fi signal

    • Ensure your device has a strong Wi-Fi signal.
    • If possible, connect a device (e.g., laptop) using a wired connection to see if the issue is Wi-Fi-related.
  3. Restart your router

    • If the issue persists, turn your router off for 10-15 seconds and turn it back on. This resolves most connectivity problems.
  4. For 5G internet users

    • If you're using a 5G connection, poor signal strength may be the issue. Try moving the router to a different location.
  5. Check if others are experiencing issues

    • Ask in WhatsApp or Facebook groups if others in the community are facing similar problems.
    • If the issue is only affecting you, contact your internet provider for further assistance.

There is water coming outside my villa

If you see water coming out the down pipes from your roof, this is often caused by a leak from the hot water tank on the roof or one of the pipes leading to & from it. As the villa roofs are connected, it means that the leak could be coming from a neighbour's tank or pipes. The easiest way to check is to check the roof. If your tank is leaking, you may want to turn the water supply off until it's fixed to save water & bills. If its not your leak and there no one in the neighbouring villa then please notify security

Generally, its advised to try and reference the existing paint that's in the villa however the following unverified information has been shared by residents in the past:

General Interior White Paint:

What should I do if I have a leaking roof or water issues in my villa?

Make sure your drains on the roof are all clear and water is able to drain from the roof. Historically, Emaar have provided assistance, via Trojan, to fix leaks and repair minor damage. However, this is not guaranteed, not is the quality of the work that will be done. Please contact Emaar or the recommended contractors listed on the website.
