Has Emaar Pulled Out of Reem Community?

There have been some concerns and confusion over Emaar’s role in Reem Community after recent changes to the community management company. To clarify - Emaar is still the master developer and remains responsible for all warranties on homes they have built. However, the company responsible for day-to-day community management is changing.


So, What’s Happening?

The Emaar Community Management (ECM), which was originally appointed by Emaar to manage Reem Community, has informed RERA that they will no longer continue managing the community.

Every community in Dubai must have a dedicated community management company, which must be a separate legal entity from the developer. Emaar had initially set up ECM to manage their developments, but ECM has now chosen not to continue managing Reem.

This change does not mean the community will be left unmanaged. Until a new company is appointed, ECM will continue managing the community and handling all operational responsibilities.


Why is ECM Pulling Out of Reem Community?

At this time, this change appears to only affect Reem Community. There is no confirmed information that Emaar is stepping back from community management elsewhere.

The most likely reason is that smaller communities like Reem may not be as financially viable for ECM to continue managing. Larger developments such as Dubai Hills, Springs, and Lakes have significantly more homes, facilities, and infrastructure, making them more profitable for long-term management.


Does the Homeowners Association Have Any Control Over This?

No, the Homeowners Association (HOA) does not decide who manages the community.

This decision is made by RERA, which is responsible for:

  • Reviewing proposals from various management companies.
  • Selecting the most suitable company for the community.

Is Shamal Taking Over as the Community Management Company?

To our knowledge, Shamal does not operate a community management company.

RERA is currently reviewing bids from different companies that wish to manage Reem Community. They, not Emaar or the HOA, will make the final decision on which company takes over management responsibilities.


How Will This Change Affect the Community?

This transition could actually be a positive change for residents.

A new community management company may bring:
Better communication between management and residents.
Improved service levels for maintenance and operations.
More responsiveness to community issues.

Many residents have expressed concerns about ECM’s communication and coordination, so this could be an opportunity for improvement.


When Will We Know More?

Companies have already submitted proposals to manage Reem Community, and RERA is in the process of selecting the winning bid.

Why Have the Emaar Logos Been Removed?

The Emaar logos that were removed were from an older branding version. It’s likely that they are simply being updated, rather than removed as a sign that Emaar is leaving the community.
